HARD MONEY LOANS

- Fix and Flip/Rehab Loans: At SLG we finance up to 70% of the FMV at variable terms. We are focused on building our business in tandem with yours and offer our repeat clients reduced pricing.
- Acquisition Loans: In today’s market we know that you can’t wait around for financing. Opportunities must be seized at the moment that they present themselves. SLG is positioned to get you into a deal and then help you secure long term financing as your project stabilizes.
SLG offers bridge loans as a quick and flexible option for our clients. With terms between 3-24 months, our bridge loans facilitate your ability to act quickly and leverage opportunities as they present themselves.
PRIVATE FLEXIBLE LOANS
SLG is a direct private lender and as such, has the flexibility to work with you to help you capitalize and diversify. Not every transaction fits an established program. As private lenders, we can be creative and solution oriented and find the right financing package that works for your deal.
SLG has the experience and the financing flexibility to help you successfully convert a single family or multi-unit property into condominiums.
LONG TERM LOANS
SLG offers loan programs that allow our short term borrowers to hold their properties and transition into long term financing on their investment properties. Terms range from as short as one year or as long as 25 years with rates that are comparable to bank rates.
JUST MISSED BANK FINANCING
We offer loans comparable to bank financing for our client’s and/or their transactions that are near miss, non-bankable.
LAND & GROUND UP
As SLG we believe in our clients and look at them and the market from an informed long term perspective. While we do not ordinarily fund land acquisition or ground up construction, we will fund these acquisitions when it makes sense for both our client’s and our portfolios.
